Removing Clutter, Though You May Not Think Of It As Clutter

While you are packing your personal things away, take the time to de-clutter.  Pack the things you don't need any time soon.  Rent a storage unit and remove that extra chair, table, or lamp from your den, living room, kitchen, or bedroom.  The less furniture you have in the house, the larger it will look to the buyer.  Buyers do not care what you have; they are only concerned with their furniture.  When you take pictures from the wall, take the time to patch the holes, touch up with paint, clean the baseboards, wash the windows, and please clean out the cabinets and closets.  A buyer will look in the cabinets and closets just to make sure there is room for their things.

One very important and often overlooked item is odor.  If you smoke, perhaps you could minimize smoking indoors while your house is on the market.  Purchase an ozone spray that helps remove odors.  Pets create odors that you may have become used to.  Try sprinkling carpet freshener on a periodic basis.
