You will have the opportunity to decide what inspections you would like to have in your offer to the seller.  These inspections are important to you as a buyer.  In Carlsbad, New Mexico, the most important inspections you can have will be a termite and a roof inspection.  We highly recommend a home inspection also.  If you are buying rural property, you should have the water well and the septic tank inspected.  Since these inspections are for your information, you will be asked to pay the Inspectors.  You can hire whomever you wish.  If you ask the Seller to pay for the inspections, and they agree, they will have the opportunity to select the inspector of their choice.
