Final Walkthrough Inspection

In the contract to purchase, it is stated you will have the right to have a final walkthrough of the property.  This will usually occur within one or two days of closing.  The object of this final walkthrough is to simply allow you one final look at the property to make sure it is in the same condition as it was on the day you wrote the offer.  You also have the opportunity to inspect any repairs you may have requested of the seller.

By this time, you should have had all the inspections you need or the lender requires, so your walkthrough is limited to any repairs the seller had done, a check of the water, electrical, and gas appliances inside as well as outside.

Most sellers strive to have their property in top notch shape, but even so, that water heater could hsut down within the first week you are there, the heater or cooler has worked for several years without a hitch, but sure enough--the minute you own the place--welcome to the world of becoming a homeowner!
